Following an initial review the officer reached out to us stating the proposal was scheduled for a refusal with objections regarding scale & conflicting with the LPA's design guidance.
This particular proposal exceeded the permitted allowance for permitted development.

In 2024 we secured planning for a considerably large basement extension.
This involved complexities with the scale as this extended beneath the entire front garden.
With concerns of daylight to the habitable spaces a lightwell was designed to front along with a separate entrance.
Two lightwells were also added to the rear resulting in a small courtyard in the basement.
A site visit in Kent took place where the owner enjoyed a large garden all around the end-of-terrace property.
We were commissioned by the owner to produce a scheme for a new dwelling for the land to be divided and sold.
